"A fire risk assessment (FRA) is required by the Fire Safety Order to assess fire safety risks relevant to both workplaces and buildings with 2 or more sets of domestic premises. It is the duty of the responsible person to ensure that this is carried out."

ALL commercial properties require by Law a Fire Risk Assessment
Any property with two or more individual rooms.(Two separate tenants) require by law a Fire Risk Assessment. So currently, this includes ANY HMO. Additional requirements were added to the order in Jan 2023 and October 2023 for HMO and Apartments. Ask our dedicated FRA about these.
Although, currently there is no requirement to complete a FRA on a private rented property for one family use, it is best practise. As a good landlord you are expected to adhere to fire safety features. Smoke alarms are a must!
