BEfore you rent in the uk

Although using our services at Landlord Compliant.com, will see you have the required certification for your property, there is more required to being a good landlord to rent  in the UK.

There is no rule saying you have to use a professional lettings agent or property manager, in fact, many of our clients do manage their properties themselves. Fantastic, your going to save on the 8-12% management fees. In fact, in addition to that saving, being direct with Landlord Compliant.com will save you hundreds, if not thousands of pounds each year too.

However...There are some rules and additional laws you need to adhere to, to rent your property in the UK. You will need to,

First and foremost, ensure the property is fit for renting. It is safe, warm, and Fully Compliant, but in addition, you will need to; 

• Provide your tenants with a rental agreement
• Provide valid up to date certification for Gas appliances
• Provide valid up to date certification for the electric in the property. 

              (As well as the 5year inspection certificate you will need to supply a new EICR on

               each new tenancy) 

• Provide a current EPC certificate (Currently required to be no less than a E rating)
• Provide a How to Rent Pack  (Updated 2nd October 2023 Link Below)

• Ensure the new tenant(s) Have a Right To Rent
• If you take a deposit, this must be held in a Tenant Deposit Scheme
• Some councils require you to hold a licence issued by them, Check this! (HMO's)
• Not required, but it's advised to carry our credit and reference checks

Fit and test smoke alarms and carbon monoxide alarms in any residential property.

HMO's now require a full Fire Risk Assessment to be completed prior to renting and for licensing. Speak to our team for more information, and to book a FRA.
