Landlord Compliant.com currently provides property compliant services across the NorthWest, although due to the demand in our service we are currently looking to expand to a National level. 

We appreciate the cost of living at the moment and high inflation, and it does not just effect tenants, but hard working Landlords to. So, we try to keep our fees to a low and reasonable level. For example:

• Gas Safe certification from £65
• EICR Family home from £89  example of a 6Bed HMO from £105
• Fire Risk Assessments from £120
• Legionella testing from £59

We also offer a discount to Landlords with property portfolios if using our services across a number of properties.

Well, the first requirement is to be a good landlord. You will find just by this alone, tenants are more likely to look after your property, keep it clean, and pay their rent. 

Has for compliance, you are required by Law to

• Provide a current up to date Electrical Certificate prior and during rental. Every 5years for the main electrical certification and a new EICR on each new lease. (HMO's are a 'grey area' on this, speak to our team)
• A current and up to date Gas Safe Certificate renewed annually
• The property should have mains connected interlinked smoke alarms.               

              HMO's will require a full Fire Risk Assessment, along with:

• Emergency Lighting certification
• Smoke and Heat alarms certification
• Fire panel certification (If a full fire alarm system is required)

Good Practise Compliance 

• Legionella testing and certification (Speak to our team to arrange this)
• Mould prevention (Speak to our team about carrying out a Property MOT)
• Damp control 
• EPC rating of C (Current requirements for rental properties is a E)
• Carry out any repairs in less than 28days
